Articulating Home Needs

How familiar are you with your local real estate market? Do you have an idea of what is available in your region and your criteria? What about your price range? Believe it or not, some people will start their home buying process without a clue as to what is available in their local inventory, and in many cases, how can you blame them? These folks may have just come to the area, where there could be as much as a 50% to 100% variation in pricing. Or, they might have been living with Mom and Dad, never having even heard the words "equity" or "mortgage payment."

So what? Well, if you are looking to buy a home in the near future, you need to be aware of these concepts, and more importantly, should have an idea of what you can get for your money. There are a variety of mortgage payment calculators out there, but the best way to learn the details surrounding what you can afford is to contact a real estate agent. He or she will be able to conduct an interview with you, find out your needs, and match that criteria with what is available. Be sure to listen closely to what they have to say, because they know the market as well as anyone.

HGTV and other home networks are a valuable resource to potential home buyers because they provide a good, basic overview of the overall process, but the problem with them is that they give people an unrealistic idea of what will actually take place. Unlike in Reality TV- where the home buyers often view three homes, then sit down amongst themselves to choose one- the real life version is quite different, and in many cases, can get a little messy. A good agent will prepare you for what you should likely expect when you get into the market, and thus, help you articulate what you will be able to get for your money.

Take a look at what the Washington Post had to say about the situation:
